How is this different from a loan signing?
This is the most important distinction on the page, so here it is plainly. A real estate notarization is a single notarial act on one property document. A loan signing is a full closing package.
When you bring us one deed or a small stack of property forms, we charge the standard $5 per signature Missouri rate plus a flat travel fee. The visit is usually quick. There is no hundred-page package to print, no title company coordinating the file, and no scan-back or overnight return.
A full closing is a different job. Mortgages, refinances, HELOCs, and purchase closings involve large document packages, specific signing order, and a return shipment on a funding deadline. Do you notarize quitclaim and beneficiary deeds?
Yes, and these are two of the most requested documents we see. Both transfer or direct property ownership, and both must be notarized to be valid in Missouri.
A quitclaim deed transfers whatever interest one person has in a property to another, with no guarantee about the title. Families use them to add or remove a spouse, move a home into a trust, or settle ownership among relatives. We verify each signer's ID, watch the signing, and apply the seal.
A beneficiary deed, also called a transfer-on-death deed, lets an owner name who receives the property at death so it skips probate. It must be signed, notarized, and recorded before the owner passes away. We handle the notarization step only.

Do you record the deed for me?
No. Recording is handled by the county recorder of deeds where the property sits, not by the notary. This trips up a lot of people, so it is worth being clear.
Our job has three parts: verify each signer's identity, witness the signing, and notarize the document with our seal and journal entry. Once that is done, the notarized original is yours.
To make the deed part of the public record, you or your attorney submit it to the county recorder, along with their recording fee and any required cover sheet. Each county sets its own fee and formatting rules. We can point you in the right direction when we meet, but we cannot file the document for you.
What should I have ready?
A little preparation keeps the appointment to a few minutes. Before we arrive, please have these ready:
- A valid, unexpired government photo ID for every signer
- The complete document, filled in but unsigned, since the notary must watch you sign
- Any additional signers who must be present at the same time
Do not sign ahead of time and do not leave required fields blank. If a signer's name on the ID does not match the name on the deed, for example after a marriage or divorce, mention it when you book so we can advise on the right approach.
